Hotel Cap Rates Inching Up: Is It a Good Time to Sell Hotels? | By Hans Detlefsen

For the past seven years, hotel capitalization rates (cap rates) have generally declined, according to investor surveys. The last time hotel cap rates increased for consecutive survey periods was in 2008, as the investment community realized the U.S. economy was in the early stages of a severe economic recession. From 2008 through early 2010, hotel cap rates jumped roughly 150 to 250 basis points, depending on which survey and hotel chain scale you observed. Since then, hotel cap rates have declined roughly 200 to 300 basis points, according to the same surveys.

With a shared focus on designing to impact, West Elm HOTELS is teaming up with Signature Development Group and Jordan Real Estate Investments to develop the hotel expected to open in 2020. Signature Development's extensive experience with residential and commercial projects throughout the Bay Area complement West Elm's consumer and marketing expertise to bring a unique hospitality experience to Oakland's Uptown neighborhood. The hotel will expand on Signature's "Hive" project and the surrounding Uptown neighborhood, and will celebrate the rich diversity and history of the location. Oakland is the sixth market West Elm has identified for its HOTELS venture, in partnership with DDK, following Charlotte, Detroit, Indianapolis, Minneapolis, and Savannah, locations that were announced in September 2016.

During the first day, attendees were educated on how to effectively lobby Congress to discuss issues affecting the industry before heading to "the Hill" on the second day for the unique opportunity to meet with their Congressional Representatives and their staffs.

When Suresh Chawla began construction on a luxury hotel in rural Mississippi last fall, he had no idea it would be the first in a series of new licensing agreements with The Trump Organization. Chawla, who manages a small chain of hotels with his brother, Dinesh, envisioned an upscale offering to complement the 17 mid-scale hotels the family already operates. The new hotel, which is expected to be completed in first half of 2018, would be called the Lyric Hotel and Spa, and allow “guests from all over the world to immerse themselves in Mississippi culture.” Now, some nine months after breaking ground on the hotel, Chawla Hotels is teaming up with President Donald Trump’s sons to make that aim a reality. It’s the same idea, the Chawla brothers say, but with the day-to-day operations turned over to the Trump Organization in a licensing deal the Trumps aim to replicate across the country. The new four-star chain, dubbed "Scion," will be built by local partners such as Chawla Hotels that have agreed to pay royalties and other fees to the Trump Organization.

STR, TE Forecast: Modest growth to continue for U.S. hotels

The U.S. hotel industry is projected to report continued modest growth through 2018, according to STR and Tourism Economics' latest forecast released on Monday at the NYU International Hospitality Industry Investment Conference."The political and economic climate in the country continues to evolve with uncertainty. That coupled with lower than expected pricing power during the first quarter led us to decrease our ADR growth projections," said Amanda Hite, STR's president and CEO. "Nonetheless, signs continue to point toward business as usual for this stage in the industry cycle. Accelerating supply growth is pressuring occupancy levels, but rate increases will continue to push overall RevPAR growth—albeit below the historical average."
